In the simplest of terms, a general contractor is in charge of everything, keeping your project on schedule and on budget, and working with you for the entire length of your building design and building construction project. The general contractor handles construction management duties, including procurement of necessary materials, hiring of subcontractors for specialist building construction duties, communication with architects, vendors and trades, monitoring schedule and budgetary concerns, and overall supervision of the construction site.
Our company established 7 years ago with a young team and partners, and we have over 12 years of experienced construction manager and supervisor and a proven track record of excellence throughout Bali. Together, we will make your building design and construction project a reality.
We will always have a standby supervisor on site in working hour, along with a project manager that will come to the site 2-3 times a week. the size of the team we put on site will depend on the size of the project itself. We also have a supporting team in our office that handles engineering, purchasing, logistic and accounting administration.
And we also have in house architect that can help with design modification when needed.
It’s a tricky question because to built something you need to know all details that you will apply on your building, and none of any contractor out there can give you a number / specific estimation without knowing this details.

A detailed contract will be drawn up which will state set milestones customised to your project/works when interim payments will be required. and when we had the deal then usually we do 35% down payment and monthly payment after that up to 95% and usually our clients keep 5% for the maintenance period for 6-12 months
The budget and a reasonable time frame are stated in the contract, which is signed by all parties with copies provided before the start of any project. If by chance the project does run late it is usually caused by two reasons; one, unpredictable weather and two, changes of plan and decision on the design, this will impact on the additional cost and the timeline depend on the case. If it’s not due to two of the reasons then we do what we say, when we say.
Depending on your location and what is being done, a permit might be required or it may not. In Bali, before starting a construction, when you have the design and drawings for your building you need to have an IMB / PBG (built permit), and before you start your construction on site, you need to get another permit from banjar (village area coordinator).

All construction is unique and have their own twist. But the most common problem that we will encounter during the construction process is how well is the design prepared prior to construction.
